Rental Inspection: Setting Expectations

With regular inspections, you can set your expectations from the beginning of the lease period. Define those expectations in your lease, and include all the pertinent details. Maybe you expect the lawn to be mowed or the filters to be changed every three months. Make sure everything is clear and well-communicated in the lease. If you set the expectation that you’ll be entering the property regularly, tenants will know and expect it. There won’t be any surprises, and you won’t get as much resistance when you try to schedule those inspections.

Rental Inspection Checklist: Compliance

Check for and enforce compliance with your lease. When you get inside the property, you’ll see indicators that the tenants may not be following the terms of your rental agreement. You don’t know what’s going on in there, so search for evidence of unauthorized pets, unauthorized occupants, smoking, illegal drugs, or excessive damage to the property. If there are any issues, address them immediately with your tenants.

Preventative Maintenance: Saving Money

Inspections also allow you to identify maintenance issues before they become more expensive. Most repair issues can be taken care of with minimal time, effort, and money if they’re caught early enough. For example, a small leak under the sink will not cost much if it’s reported right away. But, if it is left to grow, that small leak will lead to costly water damage.

Do inspections regularly. Set a schedule and stick to it. Notify tenants in advance that you’ll be inspecting, and be sure to respect their time and privacy. This is their home, and with a good tenant relationship, you can work together to care for the property. '
